If you consider the fundamentals being highlighted by various commentators, do-it-yourself SMSF/DIY super funds buying residential investment property with borrowed money appear to be engaging in a higher-risk strategy today. It may be possible to find investment property worth buying if you do a lot of homework and research, says AMP Capital Investors head of investment strategy, Shane Oliver. But as a general rule, residential property as an asset category looks to be facing a difficult decade ahead. This prospect appears to have been recognised by the relatively subdued support for DIY fund property gearing over the past couple of years.
